A: YES! I'll tell you why...no internet plan gives you exactly what you want along with 3D images to help you visualize everything! You might find a floorplan on the internet you sort of like, but want changes. You might like the outside looks of a totally different plan! I can merge the features you like together in the perfect plan unique to you!
Q: What kind of projects do you do?
A: New home design, remodels, additions, outdoor living spaces, pool houses...pretty much anything residential!
Q: What all is included in your plans?
A: A typical set of plans will include the fully dimensioned floorplans, elevations, plumbing dimensions, 3D views of the major areas, roof plan, notes, footage tabulation and any other specialty call outs for your builder. Extras may include lighting plans (switch locations and what they are wired to), site plans (may require a survey) and furniture layouts.
Q: How do I get started?
A: You probably already have! Gather ideas you want used in your project... from magazines, online, friends houses, etc. Call Jason at 918-647-9486 to schedule a FREE consultation and bring your ideas with you.
Q: What if I am not ready to build quite yet?
A: It is never too early to plan! Having good plans made early helps you know your budget and learn your priorities. Plans should be viewed as a good early investment...the same as land development. A lot of the time, you will spend more on a single fixture for your project than on the plans themselves!
Q: What should I expect at the initial consultation?
A: Most of the time, the initial consultation takes about 1 - 2 hours, depending on the projects complexity. During this time, i will ask you several questions and listen to your wants and ideas and take detailed notes. No payment is necessary at this point.
Q: Do the 3D views cost extra?
A: Absolutely not! The 3D renderings are included in every project.
Q: How much will it cost?
A: Projects start as low as $0.25/ heated foot ($100 min). Depending on the complexity of your project, your flat rate will probably be in the $0.30 to $0.60 range. I have completed projects larger than 4,000 SF that would probably be slightly higher due to the added complexity.
That means a 2,000 SF home would be about $600 to $800. Not bad!
Q: How is payment made?
A: After completing the first preliminary drawings, we will arrange a consultation to review. At that time, a payment of 50% of the original planned footage will be made. The final balance will be made when the plans are completed and delivered to you based upon the final heated footage.
Q: What does an overview of the process look like?
A: The process goes something like this-
STEP 1 - The initial consultation and transfer of ideas.
STEP 2 - I go to work designing your project. I will email PDF files for you to review.
STEP 3 - We meet to review the full scale preliminary drawings and markup changes.
STEP 4 - I work on the changes made and email another set of drawings for your review.
Step 4 repeats through email until you are satisfied with the plans. At that time i will send you the full size drawings in PDF format that you can print as many times as you like at your local Kinkos or other large format print service.
Q: What happens if I want changes after we are done?
A: Just contact me and we can come to an agreement for changes. I want you to be satisfied!
Q: Do I own my plans after we are done?
A: For home plans, I reserve the copyright and ability to put the plans up for sale as stock plans, however exclusivity rights may be purchased for a nominal fee. I provide you with an unrestricted digital copy to print and distribute as you wish...not typical for most designers!
